Engagement terms
These terms cover any review you book with Talus Review LLC, doing business as Talus ("Talus," "we"). When you check the box at checkout, you agree to them. "You" means the person who books and pays.
1. What the review covers
Talus reviews construction documents for construction substance. Depending on what you book:
- Bid questions call: a 45 to 60 minute video call about documents you share. No written report.
- Single bid review: one builder bid, read against the drawings and any specifications you provide. You receive the bid marked up line by line and a written summary.
- Bid leveling: two or three bids compared item by item, with a written comparison.
- Contract terms add-on: the construction terms of a proposed contract (payment schedule, change order process, allowance reconciliation, schedule language), read for construction substance only.
- Second opinion: one document (a change order, draw request, or schedule update) during construction, with a short written response.
2. What the review is not
- Not legal advice. Talus is not a law firm, and nothing in a review is legal advice. For legal questions about a contract, talk to an attorney.
- Not an inspection, appraisal, or engineering review. We don't visit the site, inspect work, verify code compliance, or evaluate structural, mechanical, or other engineered systems.
- Not a guarantee of cost or outcome. A review gives an opinion on the documents provided. It does not guarantee the final cost, the schedule, or how any builder will perform.
- Not a builder recommendation. We don't tell you which builder to hire.
- Not ongoing representation. Each review is a one-time, fixed-scope service. Talus does not act on your behalf with builders, lenders, or anyone else.
3. Your documents
You'll upload the bid, the drawings, and any specifications, contract, or other documents you want considered. The review is limited to what you provide. You confirm you have the right to share the documents with us.
4. Delivery
The turnaround clock starts when we have a complete set of documents and confirm it in writing. A single bid review is delivered within five business days of that confirmation. Bid leveling is delivered within seven business days. If something essential is missing, we'll tell you what we need, and the clock starts once it arrives. You may send follow-up questions about the report by email for 14 days after delivery.
5. Fees and refunds
Fees are the flat prices shown at checkout and are paid in full when you book. If you pay by bank account (ACH), the payment takes a few business days to clear. We may start your review while it clears, and we deliver the report once it has. A bid questions call fee is credited toward a review booked within 30 days. Founding-rate reviews are priced as shown at checkout.
Cancellations and refunds follow our refund policy. In short: if you cancel a review before we confirm a complete document set, you receive a full refund. After that, the fee is non-refundable, because the work has started.
6. Your decisions
A review is one input to decisions that stay yours: which builder to hire, what to sign, and what to build. It's based on professional judgment applied to the documents you provide, and it may not catch every issue. You're responsible for your decisions and for getting legal, financial, or engineering advice where you need it.
7. Limit of liability
To the extent the law allows, Talus's total liability for any claim arising from a review is limited to the fee you paid for that review. Talus is not liable for indirect or consequential losses, including construction cost overruns, delays, or a builder's performance.
8. Confidentiality and your files
We keep your documents and your project details confidential and use them only to perform your review. We don't share them with builders or anyone else unless you ask us to in writing or the law requires it. We delete your uploaded documents 90 days after delivery unless you ask us to keep them longer.
9. Anonymized findings and testimonials
With your separate written permission, Talus may share findings from your review in articles, posts, or sample reports, with every name, address, builder, and identifying detail removed. Saying no doesn't change your review in any way. Founding-rate reviews include a request for an honest written testimonial, which you may decline.
10. Who pays Talus
Talus is paid only by you. We don't accept referral fees, commissions, or other payments from builders, suppliers, lenders, or anyone else connected to a project we review. Talus may decline any engagement, including where a conflict exists.
11. Governing law and acceptance
These terms are governed by the laws of the State of Colorado. By checking the box at checkout, you confirm you've read and accept these terms. Questions go to tim@talusbidreview.com.
